How I work

How I work: numbers first.

Today I buy, renovate and sell houses in Dayton, and the next step is holding them: buy, rehab, rent, refinance, repeat. Two of the properties on this site were mine. So when we look at a house together, I am looking at the same things I look at for my own money.

  • What it costs to carry

    Reading a loan file the way an underwriter reads it, knowing what debt-to-income does to an approval, and understanding that a payment is a lot more than principal and interest.

  • What it needs

    Renovating a house teaches you what a listing description leaves out: what the furnace costs, what the roof costs, and which updates come back at resale.

  • What it should sell for later

    If the answer is that the house is overpriced, you hear it. If the answer is that you are a year away and should spend it on your credit, you hear that too, and Homeward, the free coaching program, exists for that year.

Outside of work

Outside of work I am usually outside.

Backpacking, camping, kayaking, trail running, and the Miamisburg Turkey Trot most years. Indoors it is pottery and painting classes, reading, cooking and baking, and yoga. I go to festivals and live music around Dayton whenever there is one on, and I travel when I can: Thailand, Spain and Arizona to name a few.

I work across the greater Dayton area, from Miamisburg and Springboro up through Kettering, Centerville and Beavercreek to Englewood, Vandalia and Troy. I also teach a free first time home buyer class at Dayton Metro Library branches, because the belief behind all of it is simple: people are capable of far more than they know. They need a plan, some guidance and help getting there.
