If you've been wondering whether it's a good time to buy or sell a home in the Dayton area, the latest market data tells an encouraging story. The market is still favoring sellers, but buyers are finally seeing more opportunities than they have over the past few years.

Here's what happened in the Greater Dayton housing market during May 2026, and what it could mean for you.

Home Prices Continue to Rise

The median home sale price reached $265,000 in May, up from $263,700 in April and $260,000 one year ago.

The increase isn't dramatic, and that's actually good news. Steady appreciation is a sign of a healthy market without the extreme price spikes we experienced a few years ago.

Homes Are Selling Faster

The average home spent 27 days on the market in May, compared to 29 days in April and 31 days this time last year.

Well-prepared, competitively priced homes are still attracting buyers quickly.

Inventory Is Improving

One of the biggest stories this month is inventory.

  • 2,093 new listings came on the market during May.
  • 2,624 homes are currently available across the Greater Dayton area.

While we're still experiencing a seller's market, buyers finally have more choices than they did a year ago.

It's Still a Seller's Market

The Greater Dayton area currently has 1.9 months of housing supply.

For perspective:

  • 0-3 months = Seller's Market
  • 4-6 months = Balanced Market
  • 6+ months = Buyer's Market

Although inventory is growing, sellers continue to have the advantage.

Sellers Are Still Receiving Strong Offers

Homes sold for an average of 99.1% of their asking price during May.

That tells us buyers are still willing to pay competitive prices for homes that are well presented and priced appropriately.

Pricing your home correctly from the beginning remains one of the most important parts of a successful sale.

Mortgage Rates Have Improved

The average 30-year fixed mortgage rate is currently around 6.49%, lower than this time last year.

While rates aren't where they were in 2021, the improvement has increased affordability for many buyers and has helped bring more people back into the market.

Community Spotlight: West Carrollton

West Carrollton is a community worth watching.

This summer residents can enjoy community events including the Hot Air Balloon Glow and Splash of Creativity at Wilson Park Pool.

Beyond the events, the city is making significant long-term investments. A $12 million riverfront redevelopment project along the Great Miami River will bring a whitewater park, visitor center, and expanded recreational opportunities.

The school district has also completed a six-year campus transformation that includes four newly constructed schools featuring modern learning spaces, athletic facilities, robotics labs, career technical education spaces, and outdoor learning environments.

These investments are creating momentum that could positively impact the community for years to come.

New Construction Challenges Continue

Builders across Southwest Ohio continue facing rising construction costs.

Higher land prices, labor shortages, and updated building codes have made it increasingly difficult to build new homes priced below $300,000.

Many builders are responding by offering:

  • Smaller floor plans
  • Narrower lots
  • Townhome communities
  • Incentives to help buyers afford new construction

Despite these challenges, growth throughout the Dayton region continues, including projects like Easton Farms in Springboro, a new multi-family community currently under construction.

Inventory is improving, mortgage rates have eased slightly, and buyers have more homes to choose from while still benefiting from a relatively stable market.

Sellers continue to benefit from strong demand.

Homes that are professionally marketed, priced strategically, and presented well are still selling quickly and very close to asking price.

Preparation matters more today than it did during the peak frenzy, but the market continues to reward sellers who enter it with a solid strategy.
